Sunny Vista Properties, Inc. manages short-term rental properties in Pagosa Springs, Colorado and long-term rental properties in the Austin, Texas area.  Mike Smith has been managing property for clients for over ten years.


Rules

CHECK-IN/CHECK-OUT – Check-in Time is 4:00pm and Check-out Time is 10:00am.  Early check-in and late check-out availability depends on if we have back-to-back bookings and the availability of our cleaning crews.  Please request different times 3-4 days prior to your stay if desired.

PARTIES/EVENTS – No Parties or Events allowed.

OCCUPANCY – Archuleta county has very strict rules regarding occupancy and each house is permitted for a maximum of 10 people.

CHILDREN – Home IS NOT CHILD PROOF. Young children must be properly supervised. Severe injury or death could result from failure to properly supervise children, especially on the deck. Additionally, children are not to play on the decks, railings, stairs or any of the furnishings. TENANT alone is responsible for child safety.

HUNTERS – absolutely no processing anywhere on the property please!

SMOKING/FIRES – There is no smoking in or near the house or open flames allowed on the property.  County rules prohibit any open flames. There is a propane fire pit at each house and a BBQ grill on the deck of each house. These are the only flames/outdoor heating allowed.

USE OF OUTDOOR LIGHTS – The houses are located in the Pagosa Lakes Property Owners Association (PLPOA). PLPOA is a dark sky community so please only use outside lights at night when you need them and turn them off when you go indoors. Please make sure all outside lights are off before turning in for the night.

PARKING – County regulations prohibit parking on the street, in part so that snowplows have access. Please park in the garage, the driveway or obvious parking areas on the property

PLPOA Rules: NOISE – There is a strict noise ordinance in PLPOA. No parties, events or loud noises are allowed on the property.

FISHING – To fish in the four PLPOA Lakes (Village, Pinon, Pagosa and Hatcher lakes) requires a PLPOA permit but does not require a Colorado fishing license. Permits may be purchased at the Rec Center located at 45 Eagles Loft Circle (Park Ave. and Eagles Loft). Note that fish cleaning at the lakes is not allowed. When you buy your permit you’ll be given a pamphlet with fishing regulations or if you want to see the fishing regulations now go to the PLPOA website.

BOATING – All boats except inflatables in the PLPOA lakes require a permit. Permits may also be purchased at the Rec Center. No internal combustion engines are allowed on the PLPOA lakes (electric only).

SNOWMOBILES – Snowmobiles are not allowed on streets or especially on frozen lakes in PLPOA.
